Warning Signs
8 signs your Dallas home may need foundation repair
On expansive North Texas clay these symptoms rarely fix themselves; they get worse and more expensive to correct. If you see two or more, book a free inspection before the next dry-to-wet swing.
Stair-step cracks in brick: diagonal cracks wider than ¼ inch mean one corner is moving down.
Cracks over doors & windows: drywall and ceiling cracks radiating from frame corners point to a shifting slab.
Doors & windows that stick: frames rack out of square as the foundation tilts, so they bind or won’t latch.
Sloping or uneven floors: a slope over 1 inch across 15–20 feet is differential settlement, not just an old house.
Gaps at walls & molding: baseboards and crown pulling away from walls or ceilings show the structure separating.
Separating exterior trim: fascia, brick ledges and window trim opening up outside signal foundation movement.
Cracked slab & popping tile: hairline-to-wide slab cracks and lifting floor tile follow heave under the slab.
Nail pops & cabinet gaps: nail heads pushing through drywall and cabinets pulling from the wall track ongoing movement.
The North Texas Cause
Why Dallas foundations fail: Blackland clay
Dallas sits on the Blackland Prairie, a belt of highly expansive Blackland clay that swells when it takes on water and shrinks as it dries. That constant volume change is the number-one reason foundations move in North Texas.
Our drought-then-downpour weather makes it worse: a long dry summer pulls moisture out and the clay contracts, dropping slab edges; the next heavy rain re-swells it and lifts them back up. Repeated cycles crack slabs, rack door frames and tilt pier-and-beam homes.
The problem is aggravated by poor drainage that ponds water at the foundation, under-slab plumbing leaks that soak the soil year-round, large trees whose roots draw moisture from one side, and bad grading that sheds runoff toward the house instead of away from it.
Because the clay is so reactive, two identical Dallas homes on the same street can move very differently depending on drainage, shade and plumbing. That is exactly why we start every job with an elevation survey: the numbers tell us where the foundation has dropped, how far, and which pier method will hold it for good.
Our Methods
Five engineered pier methods, matched to your soil
Most foundation companies push a single product. We diagnose the cause first, then choose the pier system your Dallas foundation actually needs: steel, concrete, bell-bottom or a hybrid of the three.
Steel Push Piers
Galvanized steel sections hydraulically driven to load-bearing strata or bedrock. We recommend them for heavier structures and deep, unstable clay where reaching stable soil matters most.
Single-Press Concrete Piers
Pre-cast concrete cylinders pressed into place under the home’s own weight. A proven, cost-effective fix for typical residential slab settlement in Dallas.
Single Drill Concrete Piers
A reinforced, double-cylinder concrete pier for greater capacity and depth than a single press, chosen when loads are higher or the stable layer sits deeper.
Bell-Bottom Piers
Drilled deep and flared into a wide ‘bell’ at the base for maximum bearing. Ideal for heavy loads and new-build support where engineered stability is required.
Hybrid Piling System
Our engineered system that combines the strengths of steel and concrete piers, customized to a single home when soil conditions vary across the footprint.
Steel vs. concrete piers: which is right for you?
There is no single best pier, only the best pier for your home. Steel push piers reach deeper and carry heavier loads, so they suit two-story brick and stubborn clay; pressed concrete piers cost less and perform beautifully on typical single-story slabs. Depth to stable soil, structural weight, access and budget all factor in. Because we install all five methods, our recommendation is based on your soil report and elevation survey, not on what we happen to sell.
Straight Talk on Price
What foundation repair costs in Dallas
Most competitors hide their numbers. We won’t. For a typical Dallas home, foundation repair runs about $3,300–$8,500, with roughly $5,200 as an average project. Priced per pier, expect about $1,000–$3,500 each. Minor settlement can land in the low thousands; a severe, full-perimeter lift on a large home can reach $15,000–$30,000+.
Number of piers: the biggest single driver of price.
Pier method & depth: steel and bell-bottom piers cost more than pressed concrete.
Access: interior piers under a slab cost more than exterior perimeter work.
Scope: a few settling piers versus a full-perimeter stabilization.
Beware lowball quotes that under-pier the home to win the job; too few piers means the problem returns. Our inspection and written estimate are always free. See our full Foundation Repair Cost guide for the details.
Straight Answers
Is foundation repair covered by insurance in Texas?
Usually no. Standard Texas policies exclude clay-soil settling and cover only sudden perils: a burst pipe, fire, storm, or impact. Plumbing-related foundation damage may be covered if your policy carries the Texas plumbing-leak endorsement (form HO-143TX). If a leak is the cause, we help you document the claim honestly; we never pretend clay settling is covered. This is education, not legal or insurance advice; check your specific policy with your carrier.

Fix the Cause, Not Just the Symptom
Piering stabilizes. Drainage keeps it that way
Piers stop the movement, but if water keeps saturating the soil, the cycle starts again. That’s why FCS also corrects the moisture problems that cause foundation failure in the first place.
We install French drains, surface drains, grading and downspout extensions to move water away from your foundation, and our specialized team repairs the under-slab plumbing leaks that quietly soak the clay year-round. Handling both the repair and the cause under one roof means one accountable company and one warranty, not three contractors pointing fingers.
Crawl-Space Homes in Dallas
Pier & beam foundation repair in Dallas
Much of Dallas is slab-on-grade, but the city’s older, established neighborhoods, East Dallas, Oak Cliff, Kessler Park, Lakewood, the M-Streets and Swiss Avenue, are full of pre-war homes on pier-and-beam. Those crawl spaces are where decades of Blackland-clay moisture show up as sagging floors, rotting beams and settled interior piers.
FCS re-levels and re-shims, replaces failed piers, addresses beam rot, and adds crawl-space drainage, the same in-house team, matched to the structure, with a lifetime transferable warranty. If your Dallas home has a crawl space, start here.
What Homeowners Say
5.0 across 490+ reviews
Vince was really great, honest, and didn’t try to sell us any unnecessary services. I’d definitely recommend using FCS if you need your foundation evaluated, or repaired.
I even hired an independent engineer, and Vince’s repair plan matched the engineer’s recommendations exactly, down to the details. That alone spoke volumes.
Not only did FCS honor their warranty and leveled my home again, I also hired them to replace the cast iron pipes… I can recommend FCS with confidence!
